Re:  Unauthorized Changes and additons to Residences &General Use Restrictions

Dear Resident:

As you know, Windward Village is a deed-restricted community. The restrictive covenants were given to you as original buyers at the time you signed the contract for the purchase of your home; the covenants apply to subsequent owners as well. They are a matter of public record, recorded in the public records of Citrus County. They are also on this website. These restrictions are in place to uphold the quality and integrity of your neighborhood.

The Declaration of Covenants, Conditions, Restrictions and Easements for Windward Village established an Architecural Control Board (ACB), which is made up of Windward Village residents, to ensure the guidelines set forth in the Restrictions are followed. This board also controls and approves changes and additions to be made to the exteriors of homes, which approval must be obtained prior to any work being started. These changes and additions include but are not limited to all construction, landscaping, and painting (including painting and stamping of driveways).

The Windward Village Board also wants to reiterate the Article VII General Use Restrictions specifically as they pertain to parking restrictions for boat, trailer, motor home, recreational vehicle, etc.; post lamps lit from dusk to dawn; overnight parking on streets; and display of flags per Florida Statutes section 720.304.

It has come to the attention of the Board there have been and continue to be changes and additions made to residences within Windward Village without ACB approval. Please consider, if a homeowner proceeds with additions or changes to his/her residence without obtaining prior approval, approval can be denied, and subject to an appeal procedure before the Windward P.O.A. Failure to abide by these rules could lead to restoring the home to its previous condition, at the homeowners cost. Please govern yourselves accordingly.
